Forsyth County now has a Property Fraud Alert system that notifies property owners when a real estate document been recorded in their name with the Register of Deeds Office. It alerts them via email and keeps them up-to-date each time a real estate transaction has been recorded in their name. Property owners can sign up at https://www.forsyth.cc/rod/property_fraud.aspx.
Today’s scammers are constantly getting more creative filing documents, claiming property, and attempting to file fraudulent property liens.
How It Works
Property owners will receive an Email Alert Notification each time a document has been recorded in their name in the Register of Deeds Office. The email will give the recording time and date, instrument number, and book and page. Property owners can then go to the public access link, forsythdeeds.com, where they will be able to search the instrument number or book and page to see the image of the recorded document. This will allow them to see if this is a fraudulent recording.
After Notification
If this does appear to be a fraudulent recording, the property owner will contact either the parties whose names are on the document, the attorney, the lending institution, the bank, or the mortgage for information about the recorded transaction.
This service does not give the Register of Deeds Office the authority to remove any document that has been properly submitted for recording. It is to make property owners aware that an instrument has been filed in their name.
